
Hon. JoBeth Coleby-Davis, Minister of Housing & Transportation, shocked the nation calling the famous Prospect Ridge Development a “Sketch” in her contribution at The Office of the Prime Minister First Press Briefing with Press Secretary Clint Watson.
The Prospect Ridge Development is a housing program initiated by the Minnis administration in a bid to make affordable homes more accessible to Bahamians.
On March 24, Former PM Minnis tabled a resolution in Parliament that would give “young Bahamian professionals” access to affordable land in an upscale community in western New Providence.
The resolution indicates that several tracts of land in the west have been identified for purchase for young Bahamians between the ages of 18 and 45.
The former prime minister said that 40 percent of the lots would be allocated for multi-family lots at $50,000, and the other 60 percent would be single-family lots at $40,000.
The government would bear the cost to put in place all of the necessary infrastructures for the 95Γ100 lots, which will be valued at $150,000.
The program offered several concessions, including the waiver of customs duties on all the building materials and appliances, real property tax exemption for two years after construction, and one year without stamp tax.
Additionally, the government would have made available ten approved Ministry of Works architectural designs for homeowners to choose from for $1,000, eliminating significant architectural fees.
However, to ensure that the development is completed in a timely manner, the homes will have to be completed within two years of purchase.
The former prime minister also noted that in order to ensure fair play; a committee will be established that will set the rules and policies in the selection process.

This proposed development sparked mixed emotions among citizens as many felt that it was discriminatory. Nevertheless, the program was considered to be the Minnis’ ‘hallmark initiative‘ to galvanize millennial support for The Free National Movement for the pending snap general elections.Β
Approximately 1,500 applicants are now left in limbo as Minister Coleby-Davis, said upon taking office her ministry found that there was no master plan for the famous Prospect Ridge Development.
Her contribution at the press briefing made shocking revelations that no topography and feasibility study, or groundwork has been executed to date.Β The contractors were selected to begin the work 2-3 days before the general election.Β
Minister Coleby-Davis also referenced that the plan renderings used in promoting the Prospect Ridge Development program were from Google and were just sketched.Β
According to Dictionary.com, a sketch is simply or hastily executed drawing or painting, especially a preliminary one, giving the essential features without the details. a rough design, plan, or draft, as of a book. a brief or hasty outline of facts, occurrences, etc.

Minister Coleby-Davis also noted that there is a requirement to have a master plan and proper renderings that would actually show how the land would be utilized. This plan would be made available for The Ministry of Housing within 6-8 weeks.Β
